The Buyer Experience

Select your real estate agent

Obtain a mortgage
pre-approval

Tour homes with your agent

Consult with your agent to make an offer

Celebrate your accepted offer

Apply for a mortgage through a lender

Turn in your Earnest Money Deposit (within two days)

Home inspection is performed

Title insurance is ordered

An appraisal is performed (bank)

Obtain homeowners insurance

Provide Additional documents to lender

Await your finalized loan from underwriting

Receive your clear to close (must be three days before closing)

Closing is scheduled with all parties

Perform a final walk-through of the home

Set up utilities to transfer into your name (closing day)

Wire your funds to the title company

The seller will list any appliances or fixtures that are included in the sale of the home within the purchase agreement. The appliances are listed in the MLS ticket by the listing agent and the buyer's agent will need to add each appliance to the purchase agreement for them to be included in the sale of the home. Sellers seldom exclude appliances in listings but the PA supersedes anything in the listing ticket.
